Visualization for mixed-use developments where residential, commercial and public space share one site.
Mixed-use developments have to communicate more than one thing at once. Residential units, commercial space and public-facing areas all need to read clearly in the same set of imagery without the project feeling fragmented into three unrelated pitches stapled together.
That complexity is exactly what makes commercial and mixed-use visualization a distinct discipline rather than a slightly bigger version of residential work. A single hero image usually can't carry a mixed-use pitch on its own, since different stakeholders — residential buyers, retail tenants, public officials reviewing a planning application — are often looking at the same development for completely different reasons.
Before/after composite visualization, showing a proposed development sitting within real, existing site photography, tends to matter more in this category than in most others. Commercial and mixed-use projects are frequently pitched to planning boards, investors or existing neighbors who need to see the change against a familiar, real streetscape rather than an abstract rendered environment.
Ground-floor activation and public realm design, the parts of a mixed-use scheme that aren't private residential or commercial space at all, often need their own visual treatment too, since a successful mixed-use development usually depends on how well those shared, public-facing areas actually function and feel to occupy.
This category also tends to involve a longer, more iterative planning and approval process than a single-use residential or hospitality project, which means the visualization work can extend well beyond a single final marketing image into an ongoing set of materials produced across different stages of approval and sale.
For developers and construction teams working on a commercial or mixed-use scheme that needs to communicate clearly to several different audiences at once, this is a smaller part of what I do so far, but a distinct and genuinely different skill set from single-use residential or hospitality work.
